Greetings all you amazing house-sitters! Have you always want to channel your inner cowboy/girl and stay in a quaint old western town? I am seeking a long-term house sitter from the end of April 2025 to the end of November 2025. Please read carefully to determine if this opportunity suits you. Please only apply if you can commit to the full time frame.

The house is in a fairly rural, friendly small town in far North Texas, however is only 1.5 hours from Dallas or 1 hour from Wichita Falls. It is well connected to major highways. This town is fairly quiet; this would suit a digital nomad or someone who can work remotely. It is imperative that you have your own vehicle, as I do not have one for your use and there is no public transport in this area. If you are the kind of person who thrives on the conveniences of being near a metropolitan area, this is not the sit for you. If you are looking for a slow pace and lots of peace and quiet, this will likely suit you. There is no grocery store in town but 13 miles in either direction there are grocery stores and other amenities. There are two gas stations in town where you can purchase basic supplies. There is no pet care involved. If you are a person that thrives on fur baby cuddles, there is an animal shelter in town that welcomes volunteers. There is a yard that is about 1/2 an acre that will require mowing. House maintenance is fairly basic and routine. This is an older house and with that comes the quirks that can accompany living in an older home. Part of the exterior needs some work but this does not affect the structural integrity or livability inside the house. Ideally, you will have a calm head and be able to mitigate any issues that may arise.

As this is a longer sit, I am asking for monthly utility expenses to be paid for by the house-sitter- electricity and gas, less the base charges. I will cover and water and internet. This would be approximately $200-$250 a month- however depending on use of utilities this could be more. I am fairly conservative with power usage. I realize that paying utilities does not sit well with a lot of house sitters, but at this point I need to respectfully ask for this and wanted to make sure this was known up front. WiFi/ Internet is reliable; I have had no issues with this.

As you will not be tied to pet care, I would encourage you to get out and do some sightseeing. The immediate area is a bit of a “wine trail” for those who are aficionados. There are marvelous country drives to enjoy. Thackerville, Oklahoma and Win Star Casino (for concerts) is 40 minutes away. Oklahoma has a multitude of park lands and attractions. You may even wish to take a trip further afield and visit Colorado or New Mexico when the heat of the Texas summer kicks in.

You will have your own room with a queen bed and new mattress and a dresser. The kitchen is older but quite adequately stocked for those who enjoy cooking. In the living room there is a desk that will suffice for your work from home needs. There is a washer and dryer, microwave and TV with basic TV (no streaming services). Smoking permitted on front porch only. I am quite open to and interested in repeat sitters who may want to sit here annually in the same time frames.

Important- I do not have my return date set as yet. I am aiming to be back November 20 or thereabouts- I will of course inform you as soon as I have return date set. You are also welcome to come a few days early to meet and get the feel of the house and area. There are Airbnbs in town but they are on the pricey side. You can stay here at the house if you are comfortable with that. Any questions or concerns please contact me.

What responsibilities are required of the house sitter

House maintenance is fairly basic and routine, nothing out of the ordinary. There is a yard that is about half an acre that will require mowing. There is no animal care involved.

What are the good features of the property and location

This is a quiet town, suitable for those wanting to work from home with lots of peace and quiet. I have found the internet reliable and had no issues with this. This town is rural, however it is well connected to major highways if you wish to explore or take short trips.

What does the house sitter need to consider before applying for this assignment

Please consider that my return date is not set as yet; I will inform you as soon as it is. The stone facade on one side of house is in need of major repair, which I cannot attend to just yet, please see photo. This does not affect livability of house. This area is just south of "tornado alley" Oklahoma and there will often be tornado watches in the spring; these rarely develop into tornado warnings, if they do, there is a shelter at the local school which is very close to house. As an older home, there will be quirks. Please have a calm head and be able to mitigate any issues that may arise. I am happy to provide more pictures of interior of house and yard to interested parties.
